General contracting requires structured planning and disciplined execution. Each phase of construction must align with design intent, schedule, and budget. Trade sequencing, site supervision, inspections, and procurement are managed methodically. Early planning reduces delays and prevents cost escalation during later stages of the build.
Home renovations require careful evaluation of existing structure, layout, and mechanical systems. Structural changes, additions, and reconfigurations must integrate seamlessly with the existing building. Planning ensures that new work aligns with both current building standards and long-term durability.
Multiplex construction allows multiple dwelling units on a single lot under updated residential zoning regulations. Feasibility begins with review of zoning designation, lot dimensions, servicing capacity, and permitted density. Early regulatory alignment prevents delays during design and permitting.
Garden suites and coach houses provide additional living space on existing residential lots. Feasibility depends on zoning, lot size, servicing access, and setback requirements. Early planning ensures compliance with municipal standards and building code requirements.
There is no one-size-fits-all when it comes to homes in the Lower Mainland. Every construction project has its own demands. We work with you to bring value to your property.
Before construction can begin we start to look at the needs and wants of our clients, so we can build a design that matches what you need and what you want from your custom home. Once a design is approved your custom home is ready to move into the permitting stage.
Once your custom home permits are approved, we get into site prep, demolition (if needed), excavation, and foundation. We are laying the groundwork here for what is to come, your property will need to be prepared before you can start to see progress.
In phase 3 we begin the framing, roughing in of all required items. This is where majority of the systems that will support your daily needs are implemented. Before drywall is installed all of these systems must be tested to ensure they all function as they should.
This is when we begin to implement the finishing stages, drywall is put on the frame, electrical, plumbing, and hvac is completed. We also complete the final stages of cabinets, closets, doors and fixtures that will start to shape the rooms. At this stage the home starts to look livable.
Post construction cleaning and inspections start to take place, we look at every area of the home to make sure it is up to our standards. The final items to be installed are now complete. You are ready to walk through your new custom home and take your keys.
let our work speak for itself. The best way for us to learn about our service is to read about it from our clients.
We are just finishing our home now and are extemely please with the work Picosso did! Every step of the way Bryan was there to help and each trade he hires was top of their field. We are very picky and Bryan cared as much about the end product as we did. When we went to Bryan with a concern we had someone on "our team" who worked with us to make sure we got what we wanted, not someone who tried talking us into a different, easier route. We would hire them again in a heartbeat. Photos coming when landscaping done.
